  • What are the office hours?

    Our office is open Monday through Friday, from 9:00 AM to 5:00 PM. 


    You can reach us at (575) 527-9141 during business hours. For after-hours inquiries, please leave a voicemail or submit a request through the tenant portal, and we’ll respond as soon as possible.

  • How do I pay my rent?

    Rent can be paid through the tenant portal (online), by check or money order, or dropped off at our office:

    Please include your name and unit number on all payments.

  • When is rent due and is there a grace period?

    Rent is due on the 1st of each month. A grace period is provided through the 3rd. If rent is not received by the end of the day on the 3rd, it is considered late, and a 10% late fee will be assessed on the outstanding balance.

  • What should I do if I have a maintenance issue?

    Submit a maintenance request through the tenant portal or call our office. For emergencies such as flooding, power outages, or gas leaks, please call immediately or contact emergency services.

  • Can I have pets in the unit?

    Pets may be allowed in designated pet-friendly units with prior written approval, a signed pet addendum, and a pet deposit. Restrictions may apply depending on breed, weight, or number of pets.

    If you do have an approved pet, please remember to pick up after your pet. Pet waste stations are available throughout the complex for your convenience.

  • Are guests allowed to stay overnight?

    Yes, short-term guests are welcome. If a guest plans to stay longer than 7–14 days, please notify the office, as approval may be required.

  • Can I make changes to the unit (e.g., paint, shelves)?

    All changes must be approved in writing by management. Unauthorized modifications may result in charges or deductions from your security deposit.

  • What is the move-out process?

    You’ll receive a move-out checklist. Clean the unit, return keys, and remove personal items. Your security deposit will be processed in accordance with New Mexico law after inspection.

  • How is mail delivered?

    Mail is delivered to on-site cluster mailboxes. Each unit has a designated mailbox. Contact the U.S. Post Office to obtain your key.


  • Is renters insurance required?

    Yes. Renters insurance protects your belongings and provides liability coverage. Proof may be required at move-in and during renewals.

  • What is the internet speed and service provider?

    Community WiFi is provided through Xfinity with speeds of approximately 500 Mbps. This speed is typically sufficient for general browsing, video streaming, and most remote work or school needs.


    If you require higher speeds for specific uses (such as heavy streaming, online gaming, or large data uploads), you may contact Xfinity directly to request an individual service upgrade. Any upgraded services will be billed directly to you by Xfinity on a separate account.

  • What amenities are available on-site?

    We offer a fitness facility available exclusively to tenants. It is open 7 days a week from 6:00 AM to 10:00 PM.


    Please be courteous to others while using the space and follow all posted guidelines to ensure a safe and enjoyable environment for all residents.

  • What utilities do I need to connect?

    You will be responsible for setting up electric service, which is provided by El Paso Electric Company.
